General Tips To Prevent Problems…

  1. Be sure that all arrangements, agreements, responsibilities, and obligations are in writing and signed by all parties. Each party should receive a copy of the written agreement. It is advisable to have an apartment lease in writing, signed by the landlord and all tenants.

  2. Notify your landlord about any problem or complaints in writing and keep copies for your records. Whenever you want to insure delivery to the proper person, send correspondence by registered or certified mail, return receipt requested,  and keep the receipt you receive from the post office.

  3. Request receipts from the landlord for any money you pay for deposits, repairs, rent, or other purposes. Never pay in cash when you can pay with personal check or money order.

  4. Pay your rent and utility bills promptly. If you have a problem, contact your landlord, explain your situation and negotiate an acceptable solution. Early on, arrange phone bill payment schedules to avoid problems. Remember, if the phone is in your name and used by many people, the phone company holds you responsible for timely bill payment. Your future credit rating may be affected if such payment is not accomplished.

  5. Keep your residence clean and orderly. Do not alter the premises without first receiving written approval from the management.

  6. Notify your landlord about your intentions to vacate the premises and cooperate with the landlord in renting the property to another tenant. It is suggested that you submit a 30-day notice to your landlord, regarding your intent to move. Arrange with the management to inspect the property together before you surrender your keys. Complete a final written checkout with an evaluation of the unit's condition. Have the management sign it, and keep a copy for yourself.

  7. Inform the landlord, utilities, and the post office of your new address. You will want to have your deposit money and other communication forwarded to you at your new address.

  8. Most importantly, read all agreements before you sign and ask questions about anything you do not understand. You may accept responsibilities, or give up your rights if you do not know what you are signing. If the answers you receive to your questions are unclear or unsatisfactory, consult an attorney before you commit yourself.


MOVING OUT:  If you have a month-to-month agreement with you landlord, you are obliged to notify him or her at least thirty (30) days before you plan to move out. You and your roommates should clean the unit thoroughly.  Then you and the landlord will inspect the premises together. Have handy the signed inventory checklist. The landlord may deduct only that amount of money from your security deposit necessary to make repairs to the unit beyond normal wear and tear. S/he must refund the difference to you within two weeks along with an itemized list of what was deducted.
